Investment Property Loan Documentation Checklist

Getting ready to finance a rental property or real estate investment? Here’s what lenders typically require to process your investment property loan application:

Personal Documentation

  • Valid government-issued ID (driver’s license or passport)
  • Social Security number or Taxpayer Identification Number (TIN)
  • Personal financial statement
  • Personal credit report and credit score
  • Two years of personal tax returns (including W-2s or 1099s)

Property Documentation

  • Purchase agreement or sales contract
  • Appraisal report (ordered by the lender)
  • Rent roll or lease agreements (for income-producing properties)
  • Property tax statement and insurance estimates
  • Title report and deed (if refinancing or already owned)

Business/Entity Documentation (If purchasing through an LLC or corporation)

  • Articles of Organization or Incorporation
  • Operating agreement or partnership agreement
  • EIN (Employer Identification Number)
  • Business bank statements (typically 3-6 months)

Financial & Income Documentation

  • Two years of business and/or rental property tax returns (if applicable)
  • Schedule of real estate owned (SREO)
  • Proof of reserves (bank or investment account statements)
  • Debt-to-income (DTI) and loan-to-value (LTV) calculations

Other Documents (May Be Requested)

  • Renovation estimates (for fix-and-flip or BRRRR loans)
  • Property management agreements (if managed by a third party)
  • Exit strategy (for short-term bridge or hard money loans)
